A garden room bar

A warm, insulated room with a counter, a sink and a fridge, ten steps from the back door. Built properly, it is used all year rather than for six weekends in summer. Most garden room bars in Leeds are 4 × 3 m to 5 × 4 m.

01Costs

What a garden room bar costs

Think of it in two parts: the room, priced by size like any garden room, and the bar fit-out on top. The fit-out is where budgets drift. A counter and an under-counter fridge are cheap; a sink, a glass washer and a separate circuit for a beer cooler are not.

02Layouts

Three layouts that work

5 m4 m20 m²
5 × 4 m, drawn to scale, with a table for six. The size most bar rooms in Leeds end up at once seating is added.
Back-wall bar
Counter along the rear wall, seating facing it, doors on the long side. Works in a 4 × 3 m room and keeps the plumbing on one wall nearest the house.
Corner bar
An L-shaped counter in one corner, leaving the rest open for a sofa or a dartboard. Good where the doors are on the short wall.
Serving hatch
A counter behind a lift-up hatch or a sliding window onto the patio, so the bar serves the garden in summer and the room in winter.

Building it to last

A floor that takes the weight

A full drinks fridge, a stone or solid wood worktop and a dozen people standing at the counter put far more load on one area of the floor than a desk ever will. Ask for closer joists or a thicker deck under the bar run, and a floor finish that copes with spills: vinyl plank, porcelain tiles or sealed engineered oak.

Power

A bar uses more electricity at once than an office: fridge, lights, a television, a heater and perhaps a hot tub pump outside. A separate circuit from the house, sized for the total load, avoids the trips that happen when a heater and a fridge start at the same time. The electrician will size the cable to the run.

Water and waste

A sink needs a cold feed (and a small heater for hot water) and a waste pipe that falls to the house drains. If the bar end of the room is lower than the nearest drain, a small pump is needed. Lay both in the same trench as the power and the data cable to save digging twice.

Noise

Leeds gardens are close together, especially in the terraces and on newer estates. Acoustic insulation in the walls and roof, a solid rather than glazed wall facing the nearest neighbour, and doors that seal properly all help. So does putting the room at the far end of the garden from the nearest bedroom window.

Garden bar questions

How much does a garden room bar cost?
A built, insulated 4 × 3 m room with a counter, a sink and a drinks fridge usually comes to about £19,000 plus £2,000 at the simple end, and well over £40,000 for a 5 × 4 m room with bifolds and a toilet. The price calculator includes a bar option.
Do I need planning permission for a garden bar in Leeds?
A bar for your own household and guests is normally treated like any other outbuilding, so the usual permitted development limits apply. Selling drinks or running it as a business is different. See the planning guide.
Do I need a licence to run a bar in my garden?
No, not for drinks you give to family and friends. A premises licence is needed only to sell alcohol, including by charging an entry fee or a "donation" that is really a ticket. Leeds City Council handles licensing.
How do I keep the noise down for the neighbours?
Insulation that keeps the heat in also keeps a lot of sound in, especially with acoustic mineral wool in the walls and roof and sealed double glazing. Keep the doors closed late in the evening and put speakers on the wall away from the boundary. Persistent noise can be reported to the council as a statutory nuisance.
Does a garden bar need running water?
Not strictly. A counter with a fridge and no sink is the cheapest version. A sink needs a cold feed and a waste connection back to the house drains, which is where most of the bar cost goes.
