Garden offices
A room at the end of the garden with a door you can close at six o'clock. Most garden offices in Leeds are between 7 and 15 m², cost £12,000 to £15,000 for one desk and £19,000 to £24,000 for two, and take one to three weeks to build once the base is in.
Garden office sizes and prices

What a garden office needs that a summer house does not
Six things decide whether you will still be working out there in February. They are also the six things to see written into the price.
- Insulation
- At least 75 mm of PIR board in the floor and walls and 100 mm in the roof. Less than that, and an office in Leeds is too cold to use from November to March without a heater on all day.
- Power
- A dedicated circuit from your consumer unit through armoured cable, buried at a safe depth and certified by a registered electrician. Notifiable work under the building regulations; keep the certificate for when you sell.
- Data
- A Cat6 cable in the same trench as the power costs very little. Running it later means digging the lawn up again. Mesh Wi-Fi works over 10 to 15 m, but a cable is steadier on video calls.
- Glass and orientation
- South-facing glass looks lovely and makes a screen unreadable after lunch. Doors to the east or north, or a deep roof overhang, keep the room usable all afternoon.
- Heating and cooling
- A 1 to 2 kW panel heater on a thermostat for occasional use; an air conditioning unit if you work out there every day, because it heats for about a third of the electricity and cools the room in July.
- Sockets and light
- At least four double sockets on two walls, as desks move. Lights on a dimmer, and one window you can open without opening the doors.
Working from the garden in Leeds
Most of the garden offices going up in Leeds are in the outer suburbs with longer gardens: Roundhay, Alwoodley, Horsforth, Moortown, Chapel Allerton, Garforth and Rothwell. In the inner terraces, a compact one-desk room of about 2.5 × 2 m is often the only size that fits, and it has to stay at 2.5 m high because it will sit within 2 m of a boundary.
The broadband question comes up more than any other. Many Leeds streets now have full-fibre to the house, and the simplest route is a single data cable from the router to the office, laid in the trench with the power. If the router is at the front of a through-terrace, a cable run of 20 m or more is normal and still the most reliable answer.
Leeds winters are damp rather than very cold, so condensation matters as much as warmth. A vapour control layer on the warm side of the insulation, a trickle vent and a heater on a frost setting overnight stop the inside of the glass running wet on a January morning.

Garden office questions
- How much does a garden office cost in Leeds?
- A one-desk office of about 3 × 2.5 m usually costs £12,000 to £15,000 built, insulated and wired. A two-desk office of 4 × 3 m is typically £19,000 to £24,000. The price calculator works out other sizes.
- Does a garden office need planning permission in Leeds?
- Usually not, if it keeps to the permitted development limits and you use it yourself. Regular clients, staff or deliveries can count as a change of use. See our planning guide.
- Can clients visit me in a garden office?
- An occasional visitor is normally fine. A steady stream of clients, a member of staff or a sign on the gate can turn it into a business use that needs permission. If that is the plan, ask Leeds City Council before you build.
- Will a garden office affect my council tax or business rates?
- Working from a room that is part of your home normally does not. A room used only for a business, especially one with customers, can be assessed separately by the Valuation Office Agency. Check with them if in doubt.
- How quickly can it be ready?
- Five to six weeks from survey to handover is typical, with one to three weeks on site. Allow longer in spring.
