Garden rooms in Wakefield
Wakefield district runs from Ossett and Horbury in the west to Pontefract, Castleford and the old pit villages in the east. The room is the same; the ground underneath it is not, and that is what sets the base and part of the price.
Typical prices in Wakefield
Wakefield gardens are often generous for the price of the house, so 5 × 4 m rooms are common. Where old workings or soft clay call for a slab or deeper screws, allow the groundwork extra.
£1,600 to £2,000 per m² built, from Yorkshire builders’ prices, October 2026. Regional, not Wakefield-only. A guide, not a quote.

What is under a Wakefield lawn
- Coal Measures and old workings
- Almost the whole district sits on the Yorkshire coalfield, and it was mined until the 1990s at places such as Sharlston, Kinsley, Featherstone and Normanton. Most gardens are fine, but the Mining Remediation Authority map shows recorded shafts and shallow workings. Check it before the survey.
- Clay that moves
- Weathered mudstone gives heavy, clay-rich soil across much of the district. It shrinks in a dry summer and swells in winter, which suits ground screws or a slab taken below the active layer better than a shallow pad base.
- Riverside ground
- Along the Calder at Horbury Bridge, Stanley and Castleford, and the Aire near Knottingley, parts of the flood plain are in Environment Agency flood zones. A raised floor and a screw base keep the room clear of standing water.
Planning in the Wakefield district
Wakefield Council is the planning authority for the whole district. Most garden rooms are permitted development: one storey, behind the house, no higher than 2.5 m within 2 m of a boundary, covering no more than half the garden and not used for sleeping. Our planning guide has each rule.
The council has dozens of conservation areas, among them Wakefield city centre, Horbury, Ossett, Sandal, Pontefract and Walton, and it reviewed many of them in 2025. In a conservation area a room cannot go between the side of the house and the boundary without permission.
Listed houses need planning permission for any outbuilding, and so do houses on estates where the original permission removed permitted development rights.
Four quick checks
- The coal mining map: any recorded shafts or workings near the garden?
- The long-term flood risk service, if you are near the Calder or the Aire.
- Wakefield Council’s conservation area list.
- Over 15 m²? Then the building regulations may apply, depending on the distance to the boundary.
Questions from Wakefield
- Do I need planning permission for a garden room in Wakefield?
- Usually not, if it keeps to the permitted development limits. Conservation areas, listed houses and some newer estates are different. See our planning guide.
- Does old coal mining stop me building a garden room?
- Rarely. A small garden building is not usually asked for a coal mining risk assessment, but you should not build over or right beside a recorded mine entry. Look it up, and pass what you find to the builder before the survey.
- What base suits clay ground?
- Ground screws driven below the layer that shrinks and swells, or a reinforced slab, usually perform better than shallow concrete pads. The builder should check the soil on the survey.
- What does a garden room cost in Wakefield?
- About £1,600 to £2,000 per m² built, so a 4 × 3 m room is typically £19,000 to £24,000. Try the price calculator.
