Garden rooms in Wetherby

Wetherby and the villages along the Wharfe are inside the Leeds district, so Leeds City Council decides planning, but the gardens here are larger and leafier than most of the city, and the river matters.

01Planning

Leeds rules, village settings

Wetherby, Boston Spa, Collingham, Bramham, Thorner and Scarcroft all fall within Leeds City Council, so the same Class E permitted development rules apply as in the city. Most garden rooms need no application.

Several of these places have conservation areas covering their old centres, among them Wetherby, Boston Spa, Bramham, Collingham and Thorner. In those, nothing can go between the side of the house and the boundary without permission, and trees are protected: six weeks’ notice is needed before cutting back a tree there.

Much of the land around the villages is Green Belt. That does not change permitted development for a room in an ordinary back garden, but it does matter if you need an application, for example for a guest annexe.

02Before you order

Check these first

  1. If the garden runs down towards the Wharfe, look it up on the long-term flood risk service. Parts of Wetherby, Boston Spa and Collingham are in flood zones.
  2. Is the street in a conservation area? See the Leeds City Council conservation area pages.
  3. Are there big trees within a few metres of the spot? Conservation area trees and Tree Preservation Orders both protect roots.
  4. Is the house listed? Many older houses in the village centres are.

What makes a Wetherby build different

Larger gardens
Plots on the edges of Wetherby, Collingham and Linton often allow a room 2 m clear of every boundary, where a 3 m flat roof or a 4 m pitched roof is allowed. That opens up vaulted ceilings and high-level glazing.
Magnesian limestone
Boston Spa, Bramham and Clifford sit on free-draining limestone ground, which suits ground screws and shallow slabs well. Digging is rarely the hard part.
Flood-aware design
Near the river, a raised floor on screws, services brought in high, and materials that dry out rather than rot keep a room usable if the Wharfe comes up.

Questions from Wetherby

Is Wetherby covered by Leeds City Council planning?
Yes. Wetherby, Boston Spa, Collingham and the villages around them are part of the City of Leeds, so Leeds City Council is the planning authority and the same rules apply as in the city.
Can I build a garden room in a flood zone?
Usually, under permitted development. It is sensible to raise the floor, use a screw base that lets water pass underneath, and bring the electrics in high. Check the flood map first.
How much does a garden room cost in Wetherby?
About £1,600 to £2,000 per m² built. A 5 × 4 m room is typically £32,000 to £40,000. Use the price calculator for other sizes.
Do I need permission to prune a tree for a garden room in Boston Spa?
If the tree is in a conservation area, you must give Leeds City Council six weeks’ notice before cutting it back. If it has a Tree Preservation Order, you need consent.
