Small garden rooms: what fits, and what it costs

In short

A small garden room is usually 2 × 2 m to 3 × 2.5 m: enough for a desk, a reading chair or an art table. Because it will almost always sit within 2 m of a boundary, it must be no more than 2.5 m high. Built, insulated and wired, a small room typically costs £8,000 to £15,000, which is more per square metre than a larger room.

Not every garden has room for a 5 × 4 m studio. In terrace yards, small new-build gardens and narrow plots, a small garden room is often the only option, and done well it can be the most used room in the house. Here is what fits, what works inside, and what it costs.

What counts as small

For most builders, a small garden room is anything from about 2 × 2 m (4 m²) to 3 × 2.5 m (7.5 m²). That is roughly the size of a box bedroom. It is enough for:

  • A one-person office: a 1.2 m desk, a chair, shelves and a small cabinet.
  • A reading or music room: an armchair, a lamp and a bookcase, or a keyboard and a stool.
  • A craft or art room: a work table under the window and storage on the back wall.

It is not usually enough for a gym with a rack, a bar with seating, or a guest room.

The height limit matters more in a small garden

In a small garden, the room will almost certainly sit within 2 m of a boundary. Under permitted development, that caps the whole building at 2.5 m high, measured from the highest ground next to it. After the base, floor and roof, you get about 2.1 to 2.2 m of headroom inside, which is fine for sitting and working.

Two other limits apply: the room must stay behind the house, and outbuildings together must not cover more than half of the garden. In a very small yard that half-the-garden rule can bite, so measure it before you design. Our planning guide explains each rule.

Layouts that make a small room feel bigger

  • Doors on the long side. Doors on the wider wall bring more light in and make the room feel deeper than it is.
  • One wall solid. Keep the back wall free of windows for shelves and storage; put the glass where you look out.
  • A desk under a window. A long window above desk height gives light without losing wall space.
  • Built-in storage. Shelves and cupboards fitted to the frame waste less space than freestanding furniture.
  • Pale linings and one light colour. Birch ply or white walls and a pale floor reflect light around a small space.
  • Sliding doors rather than French doors where space in front of the room is tight, because they do not swing out.

Getting materials in

In a terrace house with no side access, everything has to come through the house. Ask for a room built from panels small enough to carry through a front door and down a hallway, or from loose timber cut on site. Protect floors and door frames, and agree the route before the delivery day.

What a small garden room costs

Small rooms cost more per square metre than large ones, because the doors, the electrics, the base and the survey cost much the same whatever the size. Typical built, insulated and wired prices:

Size Floor area Typical price
2 × 2 m 4 m² £8,000 to £10,000
2.5 × 2 m 5 m² £9,000 to £11,000
3 × 2 m 6 m² £10,000 to £12,000
3 × 2.5 m 7.5 m² £12,000 to £15,000

A guide, not a quote. Electrics still need a registered electrician and a certificate, however small the room.

For garden rooms in Leeds terrace yards in Headingley, Kirkstall or Armley, 2.5 × 2 m is the size that most often fits. The price calculator goes down to 2.4 m wide if you want to test your own measurements.

Three short steps. The more you tell us about the garden now, the more useful the first conversation with the builder will be.
